From Blueprint to SOLD: How I Built and Sold Two New Construction Homes in 2026

Oct 13, 2026 · @Yara

Building a home is hard. Selling it shouldn’t be.

This year I sold two brand-new homes: 80 Brookdale in New Rochelle and 170 Brimstone Road in Patterson. On one of them, I didn’t just list it. I helped build it, from picking the architect to standing in front of the building department.

If you’re a builder, a developer, or a buyer who wants a home nobody has ever lived in, here’s what that experience can do for you.

80 Brookdale, New Rochelle: I Helped Build It. Then I Sold It.

Most agents meet a new construction home when the paint is dry. With 80 Brookdale, I was there before a single shovel hit the ground. As project manager, I ran this build from start to finish:

  • I chose the team. I selected the engineer and the architect who designed the home.
  • I oversaw the construction. I kept the build moving, the trades on schedule and the budget in check.
  • I handled the building department. I met with the New Rochelle building department myself to get the approvals and sign-offs the project needed.

Every decision along the way came back to one question: what will a New Rochelle buyer want to pay for? When it came time to list, I already knew every detail of the house, because I had helped put it there.

That inside knowledge sold the home. Buyers asked about construction, materials and systems, and I could answer on the spot. No guessing, no “let me check with the builder.”

Builders and developers: Want a broker in your corner before you break ground? I’ll tell you what buyers in your town will pay for, so you build it once and sell it fast. Let’s talk about your project.

170 Brimstone Road, Patterson: New Construction North of the County Line

My second new construction sale this year took me up to Patterson in Putnam County. Buyers looking north of Westchester want more space and more land for their money, and a brand-new home gives them that without the repairs and updates an older house can bring.

New construction is its own kind of sale. Buyers are often comparing your home against a resale down the street, so pricing, presentation and a clear story about what “new” is worth all matter. I priced, marketed and negotiated 170 Brimstone Road to a successful closing.

What You Get When I’m on Your New Construction Project

After more than 26 years and over $250 million in closed transactions, I’ve learned that new construction rewards the agent who gets involved early. Here’s what I bring to builders and buyers:

  • Project management experience. I’ve helped manage a build from start to finish, so I understand timelines, trades and budgets, not just listing photos.
  • Market-driven input before you build. I can tell you which layouts, finishes and features buyers in Westchester, the Bronx, Rockland and beyond will actually pay for.
  • Pricing that holds up. Appraisal training helps me price a brand-new home so it sells and appraises.
  • Marketing that tells the story. A new home needs more than an MLS listing. I show buyers why new is worth it.
  • Negotiation that doesn’t quit. They call me The Real Estate Pit-bull for a reason. No is not in my vocabulary.

New Construction Questions I Hear Most

Do I need my own agent to buy new construction? Yes. The builder’s sales rep works for the builder. Your own agent works for you on price, upgrades, contract terms and inspections. Many builders cover the buyer’s agent fee, and I’ll explain exactly how it works on the home you’re considering.

When should a builder bring in a real estate broker? Before you finalize plans. The right layout and finishes for your market can mean a faster sale and a stronger price.

Should I get an inspection on a brand-new home? Yes. New doesn’t mean perfect. An independent inspection before closing can catch problems while the builder is still responsible for fixing them.
